Full-Service REO Disposition

We manage the entire disposition process from assignment to close, handling every detail so you don’t have to. Our services begin with onboarding the asset including occupancy verification, condition assessment, and initial preservation coordination followed by strategic pricing, MLS listing, and targeted investor outreach.

We coordinate all showings, field offers, handle negotiations, and manage all contract milestones through to closing. With experience across residential, commercial, land, and SBA-backed assets, we deliver speed, accountability, and communication that institutions can rely on.

All activities are documented in alignment with servicer guidelines and investor compliance requirements. Clients receive weekly status updates and full transparency throughout the lifecycle of every asset.

Property Preservation Oversight

We coordinate all aspects of property preservation to ensure assets remain secure, code-compliant, and ready for market. Our preservation partners are licensed, insured, and trained to follow HUD, FHA, and investor-specific guidelines.

Services include debris removal, winterization, lock changes, rekeys, board-ups, lawn care, and minor repairs. Emergency services such as water mitigation and safety hazard removals are also available when needed.

Every work order is tracked and documented with before/after photos, timestamps, and detailed vendor notes. Our team prioritizes quick turnarounds to reduce exposure, prevent code violations, and protect against theft, vandalism, and environmental damage.

Occupancy Checks & Cash for Keys

We perform prompt, professional occupancy checks to determine if a property is vacant, owner-occupied, tenant-occupied, or otherwise unauthorized. All visits are fully documented with date-stamped photos, detailed condition notes, and clear occupancy reports — ensuring compliance with investor, HUD, and FHA requirements.

When occupancy is confirmed, we coordinate and facilitate Cash for Keys agreements to regain possession quickly and cooperatively. We manage all communications, written agreements, payment disbursement (if approved), and physical turnover of keys. Our process helps avoid costly eviction proceedings and keeps timelines on track.

In cases where relocation cannot be negotiated, we can assist with eviction coordination in accordance with local and federal guidelines.

BPO & Valuation Services

Reports are tailored to your preferred format — including exterior-only, interior, narrative BPOs, or reconciliation reports — and are ideal for pre-list pricing, portfolio analysis, short sales, or compliance audits.
